This is a translation of an original German article written by Barbara Jahn

Colorful. Robust. Innovative. Open. – With the B.R.I.O. project, designed by the architectural firms Dietrich Untertrifaller Architekten and PLOV Architekten, the future of modern residential construction is taking shape in Vienna.

With B.R.I.O., Österreichisches Siedlungswerk is realizing its second residential development in the “Neues Landgut” district near Vienna’s Central Station. The innovative housing complex includes 175 subsidized rental apartments, among them 88 smart apartments, as well as shared spaces, commercial areas, and a kindergarten. Three building volumes are arranged around a spacious inner courtyard featuring a variety of recreational and social interaction zones. The concept is complemented by green roof areas and urban gardening beds. The project represents socially and ecologically sustainable living and is currently nearing completion.

Particularly forward-looking is its sustainable construction and energy concept. B.R.I.O. is being built using modern modular timber construction, employing renewable resources and a high degree of prefabrication, thereby conserving resources and reducing emissions. Green façades and roofs improve the microclimate and contribute to air purification. Energy is supplied via geothermal systems using heat pumps and ground probes. A photovoltaic system on the roofs generates renewable electricity and reduces overall energy consumption. The concept is further enhanced by a ventilation system with heat recovery, as well as external sun shading that ensures comfortable indoor temperatures during the summer months.
In this way, B.R.I.O. combines affordable housing, high quality of life, and sustainable architecture within a forward-looking urban neighborhood.
